First Annapolis Studio Location
This was my second commercial space in Annapolis and when I rented an additional location I referred to this location as the Micro Studio. It was located in an office building in Annapolis one block from the Westfield Mall. Shared bathrooms and lobby area. No upgrades or renovations were included in this rental. I paid $21 per square foot for this space. Electric included.
Second Annapolis Studio Location
This was my third commercial space in Annapolis. It was located behind a busy shopping plaza in Cape St. Claire a suburb of Annapolis. I had the micro studio for 6 months then I was ready to expand and rented this as a second rental studio location. No upgrades or renovations were included in this rental. I installed a new ceiling among other cosmetic upgrades. I paid $20 per square foot for this space. Electric and wifi included.
Current Annapolis Studio Location
This was my fourth commercial space in Annapolis. It is located in the design district of Annapolis in view of West Street in a large building with a variety of other businesses. No upgrades or renovations were included in this rental. I installed luxury vinyl plank flooring among other cosmetic upgrades. I currently pay $17 per square foot for this space and my lease increases by 4% yearly. Electric is included. I share wifi with a neighboring business/friend.
Current Commercial Space
This is the space that I purchased in Annapolis. It is located in the heart of downtown in view of the Annapolis courthouse and has two dedicated parking spots. I did extensive cosmetic upgrades including a new bathroom and new flooring and minor layout changes. My realtor advised a lease rate of $23/$24 per square foot + electric and cleaning costs.
